This letter is intended as a testimonial to the sales strategy employed by Mary in the sale of our property. We confess we were most sceptical about selling by auction. We declined Mary's earlier requests to consider auction, preferring to list with a price. There was no response in a market which was softening as a result of higher interest rates and uncertainties over the election outcome. We recently appointed Mary Patterson to market and sell our property. Over the years we have bought and sold a few homes, and it's not an exaggeration to say that Mary delivered the best end-to-end support we have ever received from any real estate salesperson. On a very busy main street, with huge potential but hard work required, we knew our pool of buyers was smaller than for other properties. We also realised that despite good photography and a reasonable marketing budget, we would need an agent who would energetically "sell" the property at our target price, not just wait for the market to deliver a buyer. Mary's never flagging energy and attention to detail was obvious throughout the entire process. She made great and cost effective recommendations around staging and marketing. She was keen to understand the things we loved about our home and neighbourhood, so she could share these with buyers. She rang us every single day to let us know what was going on. We met weekly to receive detailed feedback from buyers (even if we didn't enjoy all the feedback itself). Mary was always realistic, and always positive. We were well prepared by auction day, understood the 'market's view' of price and understood the next steps in the campaign if we didn't get our price on the day.
